You are far more likely to end up losing money than you are to make it if you do not know what you are doing. Before entering the auction room, you must make a decision on how much you are willing to pay for the property and then you must stick to this figure! In order to work this out properly, you will need to go and have a look at the house, see what, if any works needs doing on it and work out how much it will cost. Maybe the kitchen is a really dark and depressive small room and you want to open it up with an orangery or conservatory, or add a conservatory to create a spare room such as an office. Bespoke kitchens are very popular these days, however just because it has a bespoke kitchen in, doesn't mean it is going to be to your taste or of a good quality so you may want to rip this out and have a new kitchen put in. If the house has been sat empty for a while or is not in the best part of town then a few of the windows may be smashed, or they may only be single glazed. After all your fees, the cost of fixing the house up and buying it in the first place this would leave you a profit of around £20,000. If you do not have the money to buy the house outright and pay for all the work, do not forget that you are going to have to pay interest on this money and you will need to include this into your fees. Now that you have worked out how much the house is worth, you do not want to bid a penny over that amount, regardless of your emotions or the pressure in the auction room. You could start eating it to your profit, or even end up making a loss if you go too far over your maximum budget.

You should make sure that you make an effort to try and visit the house to take a look around it before you go to auction. You should also try and get any surveys and checks done on the property so that you know everything about the property. A lot of people will just have a look at the photos of the house in the brochure and then go to the auction room and put their bid in without ever actually seeing the house themselves! If you take the time to visit the house that you are thinking about bidding on, you may notice some serious problems, or you may have not realised what sort of area the house was in and may not be happy with the neighborhood. No matter how many pictures of the property you have, you will not get to see the local area. It could be in the heart of a run down housing estate or right next door to a noisy factory. You are able to take photos which do not show certain problems or make them look better than they really are. If you invest a little extra at the start the furniture will last a lot longer. If you get bored with the style, just recover the cushions. Don't be tempted to go cheap at the start as it will work out more expensive in the long run.

Try some of these little tips using things from around the house before you try using any expensive branded cleaning products from the supermarket. You may have heard lots of people suggest cleaning products using baking soda, vinegar and lemon juice, however many people assume these do not work or that they are old wives talkes but the truth is that they do work! These tips are equally applicable for cleaning aluminum windows of your home. Just give the windows a light wash with warm water and mix in a little bit of lemon juice and baking soda. When you will mix some backing soda with lemon juice, you will actually see it become bubbling and soapy like any washing detergent. The baking soda is great for getting rid of any stubborn marks and stains which are on the windows. If you add a drop of vinegar into the warm water with baking soda it will keep your windows looking bright and shiny for longer! As these are natural cleaners, for obtaining better results you can always leave them for some time on the surface of windows and then scrub gently and wash away. It is also recommended that you only use clean cloths and non abbrasive chemicals so as to avoid putting any scratches on the windows. Mild cleaning agents such as washing up liquid are the best alternatives if you do not want to use your own home made cleaning mixture. This will not damage the windows or cause any marks. You should only using a strong detergent if you really need to because of stains not coming off as this can harm the metal frames in the windows. For cleaning any stubborn stains that would not wash with any of the milder tips or detergents, the final method is using paint thinner. This is not recommended for regular cleaning though and should be tried on the frames somewhere you will not notice before cleaning the stained area first. Once you have cleaned the frames, do not forget that you will need to clean the glass as well. A good glass polish will keep the glass shiny for a long time.
