Don't be worried about the bill, it will be a lot cheaper than if you had replaced the whole window, but provide the same result! You can then check other similar houses on the market and see what they are priced at. If the house looks like it would sell for £150,000 once the work has been done, but the work is going to cost you £22,000, it means that the house in its current condition is worth £128,000 as a maximum. As you are buying the house to make a profit on it though, you obviously need to add a little extra to this so that even after you have done the work the house still stands you at less than you have paid for it. In this example, you would probably not want to pay any more than £100,000. After all your fees, the cost of fixing the house up and buying it in the first place this would leave you a profit of around £20,000. If you do not have the money to buy the house outright and pay for all the work, do not forget that you are going to have to pay interest on this money and you will need to include this into your fees. Now that you have worked out how much the house is worth, you do not want to bid a penny over that amount, regardless of your emotions or the pressure in the auction room. If you invest a little extra at the start the furniture will last a lot longer. If you get bored with the style, just recover the cushions.
